Spit foyer with garage worth more than without. Where the Bottom floor is half garage half living space?

I am selling my home. All the first floor is finished as a den, bath area and bedroom. My neighbor has the same thing but instead of a bedroom and bath it is a garage instead. So is our house worth more. basically is livable space better than a garage or storage space
